POSITION:                                Maintenance/Janitorial Technician (On-site After-hours)

PROGRAM/LOCATION:             Facilities/all HomeFirst sites- Santa Clara County

SUPERVISOR:                      Maintenance Lead

STATUS:                             Full-time, Non-exempt, Live on-site with discounted rent



The On-site Maintenance/Janitorial Technician will carry out a wide variety of janitorial and maintenance duties, including preventative, emergency/after-hours, property and apartment turn-over, and routine maintenance for multiple buildings.  To do this, he/she will live on-site at one of our properties in San Martin, CA. 

Assist in meeting the property goals relative to occupancy, as defined in the operating plan and provide a quality living environment for the residents.  Assist in posting/writing notices and work to establish a positive, productive work relationship with the property management and program staff. 



  • Basic janitorial, stocking supplies, and cleaning daily
  • Responsible for minor to major work orders, including after-hours/emergency  
  • Dusting, sweeping, mopping and/or vacuuming floors
  • HVAC, plumbing, electrical and appliance repairs
  • Masonry, carpentry, painting and any other preventative general repairs
  • Clean office, laundry rooms, property, and dumpsters/area, including power washing
  • While conducting property walks, pick-up all litter and check for health and safety issues
  • Maintain inventory of tools, equipment, parts and supplies and inform supervisor to place orders
  • Oversee vendors while on-site, if applicable
  • Shampoo carpets/rugs and wax floors
  • Notify management of needed repairs
  • Assist team with vacant unit turn-overs, as time permits (see below)
  • Communicate with Property Management and site staff to provide property status
  • Perform other duties as assigned

Turning-over vacant units will consist of:

>Coordinating with on-site manager to ensure move-out inspection and pictures are complete

>Walking through unit to visually inspect maintenance repairs that are needed, using a punch list

>Documenting supplies for repairs, if needed (e.g. outlet covers, cabinet knobs, toilet seats, tile, paint, etc.)

>Checking if supplies are in stock or need to be ordered

>Maintaining front door locks- to be re-keyed and keys swapped out in on-site office

>Patching any holes in walls, preparing sheet rock, paint

>Painting and cleaning (done last), after all work orders are done




Education and Experience

  • High school diploma or general education degree (GED) with two years of related experience

Skills, Abilities, and Knowledge

  • Skilled in the use of common hand tools, power tools, electrical diagnostic equipment and other tools used in general maintenance, furniture set-up and repair work
  • Experience working with chemicals and cleaning compounds such as: bleach, ammonia, alcohol, glycerine, ammonium chloride, and propane;  Knowledge of mixing/quantities for creating cleaning solutions and liquids for use in everyday surface cleanups
  • Must be able to function in an independent environment
  • Ability to comprehend instructions, read and write short correspondence and memos
  • Ability to communicate (speak, read and write) in English in order to maintain safety in the workplace and serve internal and external customers


  • MUST be available for on-call services, after-hours, and on weekends as needed
  • Must have valid CA driver license and auto insurance, clean driving record and pass a background check
  • Reliable personal vehicle, preferably a truck to carry loads and equipment
  • Must be able to lift up to 35 pounds
